Colorado Springs Real Estate Snapshot - November 2010

Welcome to a WARM Autumn! It seems that we are inching towards cooler winter weather. We truly experienced such a pleasant warm Summer that we are curious to see what the Winter may have in store for us? We wanted to take this opportunity to keep in touch as well as to update you on all on the many changes going on in the Real Estate and Mortgage World. Unfortunately the media is not reflecting important detailed information. It keeps changing every day and the large news media channels are making generalizations, as if what they are reporting applies to every single state.

So to make a long story short, we have summarized the facts as it is applicable to us Coloradoans. Many of you have contacted us regarding Bank of America and several other of the country's large mortgage servicers that made announcements last week to halt all foreclosure actions in all 50 states - This is True, but only in states where the court system handles foreclosure actions. Please keep in mind that in the state of Colorado we have  a "Non Judicial" foreclosure process that is handled by a public trustee, so we are not as impacted as states like Florida and Connecticut for example that utilize  the "Judicial process" (courts) for their foreclosure process, so these states and others will experience a much different impact.

Mortgage interest rates continue to remain at record lows. The average rate for a 30-year, fixed-rate mortgage for the week ending last Thursday was 4.19%, and 3.62% for a 15-year-fixed, according to Freddie Mac. In January, the average 30-year-fixed rate was 5.09%; two years ago, rates hovered at about 6%. If you were to purchase a median-priced home ($178,600) at last week's 4.19% rate for a 30-year fixed-rate mortgage, your monthly payment (P&I) would be $872, according to Bankrate.com. Another subject that continues to be misunderstood and represented, or should I say forgotten by the media is The Mortgage Debt Relief Act of 2007 that has been extended and is in effect until 2012 to ease the burden of taxpayers in default, foreclosure or repossession. Debt forgiveness (under this act) becomes a Cancellation of Debt. In simple terms and keep in mind it varies by state and situation but there are a couple of situations where the tax liabilities may be set aside and no tax liability exists: 1) if the home owner has a hardship and documents it with the lender and a modification is denied. 2) An investor is insolvent and files with the IRS on their prescribed form, the 1099-c will not cause a tax liability.

Snow-covered trees and frost in the morning is something special that only winter brings. But this particular season can also build up worry and frustration in every homeowner when it comes to the heater bill and preparing their home for the Colorado Springs winter. Below are tips from The Daily Green to improve your home's energy efficiency. Suggestions from the National Association of the Remodeling Industry and the Insurance Information Institute are also included to decrease stress about your home.

 

 

 

 

 

 

 

1. Make sure your furnace is clean and lubricated. Dirty filters restrict airflow and increase energy demand. Check to see if the thermostat and pilot light are working properly; you are guaranteed to saving up to 5% of heating costs.

 

 

 

 

 

 

 

 

 

 

  

 

 

2. Many conventional water heaters are set to 140 degrees F by installers; most households don't need that much steam. Lowering the temperature to 120 degrees F (or lower) would reduce your water heating costs by 6% to 10%.


 

 

 

 

                                 

3. Lowering the heat before leaving your home is a definite to saving money. Many households use 50% to 70% of their energy budgets on heating and cooling alone. Every degree you lower the thermostat, you'll save between 1%- 3% of your heating bill.

 

 

 

 

  

 

 

4. Ice, snow, and wind could cause weak tree trunks or branches to break, which can result in damaging your home or car, or anyone else near your home. Simply removing loose branches and trimming trees in your yard can prevent any incidents from occurring.

 

 

 

 

 

  

5. Dress warm when in your home. Layers and blankets will become your best friend during the winter season. Eating warm foods such as soup or drinking hot chocolate are also helpful to keeping you cold less.

Colorado Springs Homes - Animal Life

Last week in the early morning of the day I brewed me morning coffee, poured it into my favorite mug, and walked out onto our back porch to bask in the quiet of the day. I was pleasantly surprised to have 6 friends join me footsteps from where I was sitting.

Colorado Springs is famous for its beautiful mountains. Along with this come all the mountain animals. It is common for those who live along Cheyenne Mountain, Garden of the Gods, or Palmer Park to walk out of their home and see many different species of animals.

It’s such an amazing thing to be able to having breakfast with 6 deer. Colorado Springs is a city full of surprises. I wanted to try and pet them but my daughter Trinity, talked me out of it.
